Art 1. These rules are established for the benefit of the community and all those who utilise the facilities therein, to promote good relations with neighbours and other members of the community. The rules apply to all persons whomsoever, be they owners, tenants or guests.
Art 2. A Meeting of Owners will be held at regular intervals for the purpose of discussing and voting upon issues that concern the community; Thus to ensure the highest possible standards are maintained for the benefit of the owners and the community as a whole.
Art 3. Owners are not allowed to make any structural changes to the apartment exteriors; nor are they permitted to change the colour of the paintwork, attach any permanent structures, clotheslines or any feature that changes the appearance of the exterior - which includes enclosing terraces or balconies. Any alterations or repairs to the exterior facade of the buildings must be approved at the Community Meeting of Proprietors; the object being, to preserve the uniform appearance of the complex.
Art 4. No excessive noise from within the apartment should be able to be heard beyond its confines, particularly between the hours of 10pm and 8am. This includes raised voices, music, television, DIY equipment etc. In the interest of good neighbours and friendly relations, it is hoped that at times of celebration such as Christmas, New Year etc., a spirit of tolerance on the one hand and consideration on the other, will prevail in order to avoid complaints and disputes.
Art.5. Animals must be kept under control at all times. Dogs must be kept on a lead within the confines of the complex. Owners must not permit animals to be a nuisance to other residents in any way, which includes being left to bark for extended periods. Owners must not allow animals to foul anywhere on the complex - any "accidents" must be cleaned up by the owner immediately. Failure to obey the rules on animals will result in the owner being made to get rid of the animal.
Art.6. In the interest of safety, the gates must always be closed upon entry and exiting the complex. Children must be supervised by a responsible adult at all times. No ball games, morning or throwing of objects on the terraces, steps or pathways or in the pool area is permitted. Any damage caused by unruly children - or adults - must be paid for by the parents or persons responsible.
Art.7. The president may authorise any necessary repairs to the complex, which do not exceed five hundred (500) euros. The expenditure will then be reported to the owners at the next meeting for approval. Owners are permitted to make any alterations or repairs to the interior of their premises so long as it does not affect or damage adjoining properties or communal surfaces.
Art 8.,9. & 10. Sufficient lighting in porches and along pathways will be maintained at all times. Household rubbish and litter (including cigarette butts) must be deposited in designated containers in line with the Town Council Regulations. Cleaning services will be regulated by the President. Any problems should be reported to the President - not the cleaning staff.
Art. ll. Any owner who rents out their property must place a copy of the Rules of the Community in the apartment and ensure tenants and guests are aware that they must be obeyed and the consequences of not doing so. Serious breaches of the rules will be the responsibility of the owner if the property is being used for rental purposes.
Art. 12. 13. In the case of any infringement of the Community Rules, the President will, in the first instance, give notice to the perpetrator in writing, warning them that if they do not wish further action to be taken they must cease offending or make good any damage. A further offence will be reported to the Owners at the next Meeting to decide what action should be taken. At this meeting, the owners will be empowered to impose fines from 500 to 5000 euros depending upon the offence and extent of any damages.
Art. 14.& 16. In line with fire regulations, no open fires or makeshift barbecues are permitted on apartment terraces, balconies or in communal areas. Cigarettes must be extinguished and disposed of in proper receptacles. It is forbidden to spit in communal places!
Art. 15. Individual aerials and satellite system installation must be approved in advance at the Owners Meeting to ensure against unsightly and irregular installations.

Art. 17. & 18. The one bedroom apartments are not designed for the occupation of more than two adults on a permanent basis - or 4 adults on a temporary basis, as in the case of a holiday let. Therefore, occupation must not exceed the above (a baby or small child perhaps being the exception). Owners should obtain a "Guest Card" for all visitors to allow them to use the complex facilities. The visitor may be required to produce this card on demand to authorised persons asking to see it. This should help to ensure the safety and well-being of the community and keep out intruders and all those who do not belong on the premises.
Art. 19. For safety reasons, no parties or picnics, food, alcoholic beverages, glasses or glass bottles may be taken into the pool area or on to terraces at any time. In order to maintain good hygiene, all pool users must shower before entering the pools. The pools may only be used between the hours of 10am and 8pm to allow cleaning and chemical disinfectant and for safety.
Art.20. If an owner has any problem with another owner, (e.g. .noises from the bar, animals, etc) He/she must talk with the person who annoys him/her first. In the case the problem continues, he/she have to communicate this to the Community in order that the community can take the suitable measures to deal with the problem.
